ARCO National Construction has completed a 94,300-square-foot build-to-suit bakery for Dunkin’ Donuts in Haverhill, Massachusetts. The facility was designed to support high-volume production and distribution of baked goods for Dunkin’ restaurants throughout the region.

The bakery includes 5,400 square feet of office space, a 2,700-square-foot mezzanine, and an 800-square-foot freezer for frozen baked goods. The building provides the production, storage, and support infrastructure needed to maintain an efficient flow of ingredients and finished products throughout daily operations.

Constructed with precast concrete panels, steel joists, and metal decking, the facility features 54-foot by 50-foot bays and a 60-mil TPO roof system with R-30 insulation. Continuous concrete perimeter and spread footings provide a durable foundation for the manufacturing environment.

To support receiving and distribution activities, the site includes 22 dock positions, one drive-in ramp, 67 car parking spaces, and an onsite fueling station. Building infrastructure includes a 6,000 amp electrical service, lighting designed to provide 60 foot-candles, and a wet-pipe sprinkler system.

The completed facility provides Dunkin’ with a purpose-built bakery designed to support efficient production, product quality, and reliable service for its restaurant network.
