Designed and built for WCS Logistics, this warehouse is an 83,000-total-square-foot freezer/cooler distribution facility.

This 83,000 SF cold storage facility is designed for high-volume, temperature-controlled operations. It includes a 69,000 SF -10°F freezer, 8,800 SF 34°F cold dock, 3,000 SF dry battery charging area with 15 stations, and a 2,500 SF office. The structure features 6-inch and 4-inch insulated metal panels, a 60-mil TPO roof system with R-48, R-34, and R-26 insulation, and clear heights of 43 feet in the freezer and 24 feet in the cold dock and office.

The building offers 12 dock positions with vertical storing levelers, one drive-in ramp, a CO₂ cascade refrigeration system, and 48 in-rack blast freeze positions. Power is supplied by a 3,000-amp electrical service with an automatic transfer switch. Fire protection includes three external fire riser huts, a 2,500 GPM electric fire pump, and a 150,000-gallon water storage tank. The layout provides over 13,000 pallet positions and an ADA-accessible entrance ramp.

Site development included rock blasting and processing. Located near Interstate 81 and the Virginia Inland Port, the facility combines durable construction, advanced refrigeration, and efficient logistics to meet demanding cold storage needs.
