Vestcom

Designed and built for TA Realty, this project is a 100,000-total-square-foot distribution facility tenant improvement completed for Vestcom.

This project consists of an approximately 100,000 SF distribution facility tenant improvement designed to support high-throughput logistics and flexible occupancy. The scope includes approximately 50,000 SF of warehouse improvements, an office fit-out, and a speculative office area, all integrated within the existing building. The warehouse is designed with an existing 36-foot clear height and 56 SF x 50 SF column spacing, supporting efficient racking and material handling layouts.

Shipping and receiving operations are supported by twenty dock positions, two drive-in ramps, and thirteen building entries excluding utility rooms. Site improvements include twenty trailer parking spaces and 100 car parking spaces, supporting fleet operations and staffing. Electrical capacity is provided through a 2,000-amp electrical service.

Lighting levels are designed to provide 30 foot-candles in tenant-occupied areas and 5 foot-candles in vacant areas, allowing phased occupancy and energy control. The roof assembly consists of a 60-mil TPO membrane with R-30 insulation, supported by a cast-in-place concrete foundation system. Fire protection includes an ESFR sprinkler system within warehouse areas and a wet sprinkler system serving office spaces. The project was engineered to deliver a flexible, code-compliant distribution facility capable of supporting multiple tenant configurations.
