Designed and built for TA Realty, this project is a 50,000-total-square-foot warehouse and office tenant improvement completed for Johnson & Johnson.

This project consists of an approximately 50,000 SF warehouse and office tenant improvement focused on upgrading logistics functionality and modernizing support spaces within an existing facility. The scope includes a 50,000 SF warehouse, an approximately 2,000 SF existing office, and an approximately 2,000 SF office expansion, integrated to support operational and administrative needs.

The warehouse is designed with a 36-foot clear height to support high-density storage and efficient material handling. Shipping and receiving operations include thirteen dock positions, one drive-in ramp, and five building entries to support circulation and access. Existing dock positions were upgraded with integrated dock restraint systems to improve safety and loading efficiency.

Interior upgrades include LED lighting designed to provide 30 foot-candles at the warehouse floor and HVLS fans installed throughout to support proper air movement and thermal comfort. Electrical improvements include installation of battery charging and trash compactor disconnects, coordinated with warehouse operations. The roof assembly consists of a TPO roof system.

The tenant improvement also incorporated selective reuse of existing elements, including salvaged millwork, and installation of a custom ship’s ladder to support vertical access. The project was executed to improve operational efficiency, safety, and long-term functionality within the existing warehouse shell.
