Sterling Organization

Designed and built for Sterling Organization, this project is a 100,000-square-foot fulfillment center renovation in Lakewood, Washington.

This project is currently under construction and consists of an approximately 100,000 SF fulfillment center renovation as part of a 13.6-acre site redevelopment. The scope includes demolition of two existing buildings and the repurposing of a former retail facility into a modern fulfillment operation. The renovated building includes an approximately 100,000 SF warehouse with an integrated 3,000 SF office area, reconfigured to support e-commerce and distribution functions.

The facility is being constructed with a 26-foot clear height and a 60-mil TPO roof system. Shipping and receiving operations are designed with six dock positions, two drive-in ramps, and two building entries to support efficient circulation and access. Electrical infrastructure includes a 2,000-amp electrical service, sized for material handling systems and building operations.

Interior systems include high-bay LED lighting with motion sensors for energy efficiency and visibility. Fire protection is being installed with a K-25 ESFR system designed for Class I–IV commodities. Site improvements include 280 car parking spaces, ten trailer parking spaces, and an approximately 7-acre parking lot to support operational needs. The project is progressing through construction following a mid-project general contractor transition and is being delivered as a fully modernized fulfillment facility.
