Completed for Spreetail, LLC, this project is a 490,000-square-foot warehouse tenant improvement focused on modernization and increasing operational efficiency.

This project consists of an approximately 490,000 SF warehouse tenant improvement focused on increasing loading capacity, modernizing building systems, and improving day-to-day warehouse operations. The scope included the addition of four new dock positions, along with dock door installation and repairs to enhance shipping and receiving efficiency.

Operational upgrades included installation of LED motion-activated lighting throughout the warehouse to improve visibility and reduce energy consumption. Interior improvements included renovations to the main office and trucker office, creating updated administrative and driver support spaces. Additional infrastructure enhancements included installation of a scrubber dump station, sanitary drain plumbing, and floor joint caulking to improve facility maintenance and long-term floor performance.

Exterior work included fence repairs to improve site security and perimeter integrity. The tenant improvement was engineered to modernize the existing warehouse while increasing operational efficiency, supporting higher throughput, and extending the long-term performance of the facility.
