Designed and built for Spaces, this project is an 90,000-total-square-foot coworking office renovation.

This project consists of an approximately 90,000 SF coworking office renovation within a new 38-story, Class A high-rise building in downtown Seattle. The space was developed to support flexible workplace environments, including a business club, meeting and training rooms, private offices, coworking areas, café space, refresh areas, and restrooms, all integrated into a high-rise shell condition.

Interior finishes include approximately 10,000 SF of glass office walls with custom film, supporting transparency while maintaining privacy. Ceilings and mechanical systems were left exposed and painted, with coordinated accent colors applied throughout the space. Floor finishes include epoxy flooring, wood flooring, sealed concrete, ceramic tile, and carpet tile, selected based on program and traffic requirements.

Building systems include energy-efficient LED lighting and an energy-efficient chilled beam heating and cooling system, designed to meet Class A performance standards. A custom multi-floor stairwell with glass handrails and decorative millwork surrounds connects levels internally, improving circulation and visual continuity. The project was engineered to deliver a high-density, flexible coworking environment within a high-rise structure while meeting performance, acoustic, and life safety requirements.
