Designed and Built for Silver Creek Development and Stonemont Financial, this project is a 220,000-total-square-foot speculative warehouse in El Mirage, Arizona.

This project consists of an approximately 220,000 SF speculative warehouse developed as a single-story distribution facility on a 13.26-acre site. The building is constructed using concrete tilt-up construction and is designed with a 32-foot interior clear height to support modern racking and material handling operations. The project includes an approximately 3,000 SF speculative office suite, allowing for immediate tenant occupancy or future buildout flexibility.

Shipping and receiving operations are supported by forty-eight dock doors, providing high-capacity dock throughput. Site improvements include 162 car parking stalls and forty-four trailer storage spaces, supporting employee parking and fleet staging. The warehouse is equipped with a fully air-conditioned HVAC system designed to maintain temperatures up to 85°F within the warehouse space.

Stormwater management is handled through eight on-site drywells, providing private infiltration and site compliance. Electrical infrastructure includes a 3,000-amp electrical service with rough-in installed for an additional future 3,000-amp service, supporting expansion of tenant operations. The building also includes under-slab sanitary sewer rough-in designed to streamline future tenant improvement buildouts at building corners and primary elevations.

The project scope also included approximately 0.5 miles of public roadway improvements, including street paving, sidewalks, water and sewer extensions, and bike lane striping. The facility was engineered as a high-performance speculative asset with strong utility capacity, site infrastructure, and long-term tenant flexibility.
