Designed and built for Seko, this project is an 80,000-total-square-foot warehouse and office renovation.

This project consists of an approximately 80,000 SF warehouse and office renovation, including a 3,000 SF office renovation for a global logistics company leasing space within a previously constructed speculative facility. The office buildout was designed to create a modern, functional workspace integrated with active warehouse operations.

The office includes construction of a break area, open office workspace, private offices, and a conference room, organized to support administrative, operations, and client-facing functions. Interior features include sliding glass doors and glass partitions throughout, improving visibility and collaboration while maintaining acoustic separation. The office utilizes an exposed open ceiling in common areas, with acoustical ceiling tile in private offices and conference rooms to improve sound control.

Floor finishes include polished concrete in the office areas and epoxy flooring in the battery charging area, selected for durability and maintenance performance. Lighting upgrades include LED fixtures and direct/indirect lighting systems, improving energy efficiency and visual comfort. A supplemental cooling split system was added in the shipping office to support operational heat loads.

Preconstruction services included architectural design, structural and MEP engineering, permitting, and full design-build delivery, ensuring coordinated integration of office and warehouse systems. The project delivered a modernized office environment tailored to logistics operations within an active industrial facility.
