Designed and Built for Scannell Properties, this project is a 130,000 total square foot foodservice facility for end user, Vistar.

This project consists of an approximately 130,000 SF foodservice distribution facility designed to support multi-temperature storage and high-volume shipping operations. The building includes an approximately 4,000 SF office area and a 7,000 SF mezzanine, providing space for administrative functions and operational support within the warehouse footprint.

The facility is constructed using insulated tilt-up concrete construction and is designed with a 32-foot clear height to support efficient racking and material handling. Temperature-controlled areas include a 20,000 SF -10°F freezer, a 10,000 SF 34°F cooler, and a 10,000 SF 36°F cold dock, all served by a Freon refrigeration system engineered for foodservice storage requirements.

Shipping and receiving operations are supported by twenty-three dock positions and one drive-in ramp, allowing efficient inbound and outbound product movement. Electrical infrastructure includes a 3,000-amp electrical service, sized to support refrigeration loads and facility operations. The roof assembly consists of a 60-mil mechanically attached TPO roof system, providing durability and long-term weather resistance. The project was engineered to deliver a high-performance cold storage distribution facility with reliable temperature control and efficient logistics flow.
