Designed and built for RealCold, these two freezer/cooler distribution facilities are a total of 690,000 square feet.

These two large cold storage facility projects were constructed to support a wide range of temperature-controlled storage needs. Both are designed for operational flexibility, with convertible freezer spaces, cold dock areas, high clear heights, and modern refrigeration systems. Each facility operates with a central ammonia refrigeration system for efficient temperature control and is built with steel structures, insulated metal panels, and high-performance roof systems to ensure durability, thermal efficiency, and long-term reliability.

The first project, located in Lockhart, TX, totals 310,000 SF and includes a 16,000 SF two-story office and a 1,800 SF dock office. The facility features fully convertible freezers ranging from -20°F to 55°F, a 50-foot clear height, 36,000 pallet positions, and 40 fully integrated dock equipment packages. Site capacity includes 60 trailer parking spots. Structural design incorporates a shrink-compensating jointless floor slab and 8-foot moisture conditioning of the building pad subgrade for stability. Fire protection is provided by dual 2,500 GPM diesel fire pumps with a 280,000-gallon water storage tank. The site is planned to allow for future expansion.

The second project, located in Lakeland, FL, encompasses 377,320 SF, including five convertible freezers (-20°F to 50°F) totaling 287,630 SF, a 63,020 SF cold dock at 36°F, two two-story offices totaling 29,300 SF, a 13,750 SF mezzanine, and an 8,560 SF dry warehouse. The structure utilizes insulated metal panels and a 60-mil mechanically attached TPO roof system. The freezer slab is 8 inches of steel fiber reinforced concrete, while the cold dock and dry storage areas have 7-inch steel fiber reinforced slabs. The building has a 50-foot clear height, 44 dock positions, one drive-in ramp, and is supported by both 4,000-amp and 3,000-amp electrical services. The ammonia refrigeration system operates with rooftop penthouse units for efficiency and service access.
