This project consists of a 533,520 SF build-to-suit distribution facility developed for Peterson Companies to support O’Reilly Auto Parts’ regional operations in Fredericksburg, Virginia. The facility is designed to accommodate high-volume distribution, automation-intensive material handling, and long-term operational flexibility through consistent industrial construction standards and robust infrastructure.
The building is constructed using tilt-up concrete wall panels with a structural steel frame and provides a 40-foot clear height to accommodate high-density storage and automated material handling. The interior includes a 25,000 SF mezzanine, 17,700 SF of office space, and a 7,300 SF retail component. Logistics infrastructure includes 74 dock positions and two drive-in ramps supporting efficient freight movement.
The facility is supported by a 4,000-amp electrical service serving overhead conveyors and AutoStore automation, an ESFR sprinkler system, and a 60-mil mechanically fastened white TPO roof assembly. Site improvements include 70 trailer parking spaces and 528 car parking spaces supporting both operational and employee needs.
