ADAPTIVE REUSE INDEPENDANT LIVING FACILITY IN CONROE, TX
Designed and built for Overland Property Group, this project is a 60,000-square-foot, three-story independent living facility converted from a former hospital.
This project consists of an approximately 60,000 SF, three-story independent living facility created through the adaptive reuse of a former hospital originally constructed in 1938 with subsequent expansions in 1953 and 1967. The renovation converted the existing structure into a residential care environment with 47 units and 51 beds, while maintaining the building’s original massing and historic character.
The exterior features a concrete façade with brick accents, restored and integrated into the updated building envelope. Interior spaces were reconfigured to support independent living operations and resident circulation. Amenities include fitness, activity, and community rooms, a library, two sitting areas, a central courtyard, and two balconies, providing a range of shared spaces for residents.
The site includes outdoor parking to support residents, staff, and visitors. The project required coordination of structural upgrades, accessibility improvements, and modern building systems to meet current code requirements while preserving the historic hospital framework and adapting it for long-term residential use.
