Designed and built for Northbridge Partners, this project is a 140,000-total-square-foot last mile delivery station tenant improvement completed for Amazon.

This project consists of an approximately 140,000 SF last-mile delivery station tenant improvement designed to support high-volume package distribution and rapid vehicle turnover. The facility includes an approximately 130,000 SF warehouse and a 10,000 SF office, integrated to support dispatch, operations, and administrative functions. The building is configured to support short dwell times and efficient circulation typical of last-mile logistics.

The structure utilizes a conventional steel frame with tilt-up concrete walls and is designed with a 32-foot clear height to accommodate material handling systems and vertical storage. Shipping and receiving operations include six dock positions, two drive-in ramps, and two building entries, supporting flexible inbound and outbound flow. Electrical capacity is provided through a 2,000-amp electrical service, sized for material handling equipment and building systems.

The roof assembly consists of a TPO roof membrane with R-30 insulation, providing durability and thermal performance. Site improvements include development of an approximately 10-acre parking lot, engineered to support fleet circulation and staging. An under-paving glycol heating system was installed to manage ice and snow conditions, maintaining safe vehicle movement and year-round operational reliability.
