Designed and built for Nebius, this project is a 490,000-square-foot 200-megawatt AI factory.

This project is the first phase of a planned 1.2-gigawatt AI factory campus in Independence, Missouri. Located on a 400-acre site, the multi-building development is planned to support high-density AI infrastructure at hyperscale capacity.

The first building is an approximately 490,000 SF AI infrastructure facility designed for 200 megawatts of computing capacity. The campus is engineered to support next-generation artificial intelligence workloads while addressing utility, environmental, and community requirements.

The facility will incorporate a closed-loop cooling system designed to support high-density computing while limiting long-term water demand. Noise-mitigation systems will also be integrated to reduce operational impacts on surrounding areas. Electrical infrastructure will connect to the city’s municipally owned utility, with planning structured to support the project without increasing residential electricity rates.
