WAREHOUSE & TENANT IMPROVEMENT IN GOODYEAR, AZ
Designed and Built for MDH Partners, this project is a 240,000-total-square-foot warehouse for end user, Pepsi Co.
This project consists of a 240,000 SF warehouse facility developed on a 42.6-acre site and delivered with a coordinated tenant improvement for PepsiCo. The building is constructed using tilt-up concrete wall panels with a conventional structural steel frame and a hybrid panelized wood deck system with metal joists, supported by shallow concrete foundations.
The warehouse is designed with a 32-foot clear height to support high-volume beverage distribution and palletized storage. Shipping and receiving operations include thirty dock positions and five drive-in doors, providing flexible loading configurations. Electrical infrastructure includes a 3,000-amp electrical service, sized to support warehouse operations and tenant-specific equipment.
The roof assembly consists of a 45-mil TPO roof system with a 15-year warranty, providing durable weather protection. Site improvements include 268 car parking spaces and 43 trailer parking spaces, supporting fleet and employee needs. Site development required approximately 69,000 cubic yards of cut and fill to establish building pad elevations and drainage across the property.
