DISTRIBUTION FACILITY TENANT IMPROVEMENT IN MARLBOROUGH, MA
Designed and built for Lincoln Property Group, this project is a 120,000-total-square-foot distribution facility tenant improvement completed for Bosch.
This project consists of an approximately 120,000 SF distribution facility tenant improvement designed to expand warehouse capacity and upgrade office and operational support spaces within an existing building. The scope includes construction of a 40,000 SF new warehouse area and a 3,500 SF office buildout incorporating a training room, showroom, and restrooms to support administrative and customer-facing functions.
The facility utilizes tilt-up wall construction with a steel structural system and is designed with a 32-foot clear height and 40 SF x 60 SF column spacing, supporting efficient racking and material handling layouts. Logistics improvements include one new drive-in ramp and continued use of five existing dock positions, maintaining efficient inbound and outbound operations.
The roof assembly consists of an EPMD roof system, and interior spaces are illuminated with high-bay LED lighting to improve energy efficiency and visibility. Fire protection is provided by an ESFR fire protection system, supporting high-piled storage requirements. The tenant improvement was engineered to deliver expanded distribution capacity with durable construction and efficient operational flow.
