TWO DISTRIBUTION FACILITIES IN WINDSOR, CT
Designed and built for Scannell Properties, the LifeScience Logistics project consists of a 268,800 SF warehouse and a 218,400 SF warehouse connected via a 20' wide freight connector.
This project includes two connected warehouses, one measuring 270,000 SF and the other 220,000 SF, linked by a 20-foot-wide freight connector. Both buildings feature tilt-up concrete construction and 60-mil, mechanically attached TPO roof systems with R-24 insulation. The facilities have a 32-foot clear height and are powered by two 3,000-amp electrical services, with full-building generator backup for uninterrupted operations.
The warehouses are equipped with BACnet and Carrier RTU automation systems for efficient climate control, along with ESFR fire protection systems supported by a 90,000-gallon fire tank and a 1,500 GPM diesel water pump. LED high bay lighting with motion sensors is installed throughout for energy efficiency and safety.
Building A consists of a 260,000 SF warehouse with an 8,300 SF office and ballistic room. It includes 12 dock positions, one drive-in ramp, and 14 forklift charging stations.
Building B features a 220,000 SF warehouse with an 850 SF office. It has eight dock positions, one drive-in ramp, and 14 forklift charging stations.
