This 146,410 SF speculative freight forwarding facility is designed to support efficient logistics operations while integrating into its urban surroundings. Constructed with durable precast walls and supported by deep foundation ground improvements, the building features a 36’ clear height, 36 dock positions, and two primary entries. It is equipped with a 60-mil PVC roof system with R-30 insulation, hi-bay LED lighting, and an ESFR fire protection system powered by a diesel fire pump.
The site includes a 3,000 SF cast-in-place retaining wall, 3,000 amp electrical service, and 202 car parking spaces. The project involved demolishing an existing warehouse and developing the brownfield site to meet modern operational and sustainability standards. The integration of walkways, seating areas, and lush landscaping enhances the waterfront, allowing residential neighborhoods to coexist harmoniously with the facility.
Spanning an 8.6-acre site, this facility goes beyond traditional logistics development by fostering community connection and environmental stewardship. These unique features underscore the project's commitment to balancing industrial functionality with urban livability.
