Designed and built for confidential client, this project is a 550,000-square-foot warehouse and distribution facility, representing the area’s largest warehouse development.

This project consists of an approximately 550,000 SF warehouse and distribution facility, representing the largest warehouse development in the Greater St. Louis region. The facility includes an approximately 10,000 SF office and is constructed using conventional steel framing with load-bearing tilt-up concrete panels, providing a durable structural system for large-scale distribution operations.

The warehouse is designed with a 32-foot clear height, 60-foot by 60-foot column spacing, and 80-foot speed and perimeter bays to support efficient racking, material handling, and truck loading. The warehouse is climate controlled, while office areas utilize zoned VAV rooftop HVAC systems to provide independent environmental control.

Shipping and receiving operations are supported by seventy-one dock positions and two drive-in ramps, providing substantial capacity for high-volume inbound and outbound logistics. Site infrastructure includes 296 trailer parking stalls, 80 car parking spaces, and a dedicated guard shack to support controlled access and facility security.

The roof assembly consists of a 60-mil mechanically fastened TPO roofing system, while LED lighting is installed throughout the facility to improve visibility and energy efficiency. The project was engineered to support high-throughput distribution operations at a significant scale, combining extensive trailer capacity, efficient dock infrastructure, and climate-controlled warehouse space within the Greater St. Louis region.
