Completed for a confidential aerospace defense company, this project is a 20,000 SF industrial office and warehouse tenant improvement.

This project consists of an approximately 20,000 SF industrial office and warehouse tenant improvement for a confidential aerospace and defense client. The facility includes approximately 5,000 SF of office space and 10,000 SF of warehouse and fabrication space, designed to support specialized manufacturing, equipment fabrication, and administrative operations within an existing industrial building.

The buildout includes a custom fabrication shop, open office area, private offices, breakroom, reception area, restrooms, and shower facilities. The fabrication shop is designed to accommodate specialized production equipment, with dedicated compressed air and electrical connections to support manufacturing operations. The shop will also feature custom epoxy flooring, providing a durable surface for equipment use and industrial processes.

Interior architectural features include 28-foot exposed ceilings in the breakroom and reception area, creating an open environment within the existing structure. LED lighting will be installed throughout the office and warehouse areas to improve visibility and energy efficiency.

Exterior improvements include custom building signage featuring the client's logo and installation of three 45-foot flagpoles displaying the United States, Texas, and client flags. The project was executed to deliver a functional aerospace and defense fabrication facility with integrated office space, specialized production infrastructure, and durable interior finishes.
