The cold storage facility completed by ARCO National Construction for DHL Supply Chain in Jacksonville, Florida, has earned the 2026 CoStar Impact Award for Jacksonville Commercial Development of the Year. Delivered as a large-scale cold storage and distribution hub, the project represents a transformational industrial investment that has accelerated logistics capacity and long-term economic growth within Jacksonville’s emerging industrial corridor.
Located at 10030 Eastport Road, the 603,200-square-foot facility consolidates two existing DHL operations, one in-state and one out-of-state, into a single, highly efficient distribution center supporting new product launches and expanded regional service. The building includes 482,560 square feet of 36°F temperature-controlled cooler space, 108,140 square feet of dry warehouse, and 12,500 square feet of office space, providing flexibility for large-scale logistics operations without requiring additional ground-up expansion.
As one of the earliest major investments in the developing industrial area, the project helped catalyze further development and establish market momentum. As DHL’s first significant investment in Jacksonville, the project has already created more than 100 jobs and positioned the company for continued regional growth.
From a sustainability and innovation standpoint, the facility sets a new benchmark for cold storage development in the market. The project achieved LEED(r) Silver certification and features a solar-ready roof, EV fleet charging infrastructure, full-building generator backup, and advanced material handling systems, including a layer picker system designed to enhance operational efficiency and reduce energy consumption.
The project team navigated entitlement complexities, environmental considerations, including the relocation of protected gopher tortoises, and a temporary construction pause that resulted in a 50% facility expansion to meet increased demand. Through early procurement of critical electrical infrastructure and generators, the team delivered the project more than 10 weeks ahead of schedule, achieving Certificate of Occupancy on July 1, 2025.
The project also reflects strong community collaboration. The City of Jacksonville approved a $1.5 million Recapture Enhanced Value (REV) Grant in support of the development, and DHL donated a portion of the site for public parking to serve a nearby baseball field.
Through its scale, adaptability, sustainability features, and economic impact, the project stands as a model for forward-thinking industrial development and reinforces ARCO’s ability to deliver complex, high-performance facilities that drive lasting market value.
