Bluewater Property Group

Designed and built for Bluewater Property Group, this project is a 120,000-total-square-foot speculative warehouse in Randolph, Massachusetts.

This project consists of an approximately 120,000 SF speculative warehouse designed for flexible tenant use and modern distribution requirements. The building includes an approximately 2,000 SF office space with a main entrance and provisions for a future secondary entrance to accommodate potential multi-tenant configurations. The warehouse is designed with a 32-foot clear height, 54-foot column spacing, and a 54 SF x 60 SF speed bay, supporting efficient racking and dock operations.

Shipping and receiving capacity includes twenty-two dock positions and two drive-in ramps, allowing simultaneous inbound and outbound operations. Site improvements include sixteen trailer parking spaces and 107 car parking spaces, including four EV charging spaces to support fleet and employee electric vehicles.

The floor system consists of a 6-inch concrete slab over a 6-inch stone base, engineered for warehouse loading requirements. The roof assembly includes a 60-mil JM TPO roof system with R-30 insulation, utilizing a Rhinobond induction heat-welded attachment system for durability and wind performance. Interior lighting is provided by 22-inch LED high-bay fixtures (4000K/5000K) to support warehouse visibility. Fire protection is designed with K-17 sprinkler heads, supporting high-piled storage conditions. The project was engineered to deliver a durable, high-performance speculative distribution facility with future flexibility built into the core design.
