Bluewater Property Group

Designed and built for Bluewater Property Group, this project is a 200,000-total-square-foot speculative warehouse in Mendon, Massachusetts.

This project consists of an approximately 200,000 SF speculative warehouse designed for flexible tenant use and high-throughput distribution operations. The building includes approximately 2,500 SF of future office space with two dedicated entry features, including a primary and secondary entrance configured to support either single-tenant or multi-tenant office layouts. The facility is constructed with a steel frame and precast wall panels and is designed with a 32-foot clear height and 52 SF x 54 SF column spacing, supporting efficient racking and material handling layouts.

Shipping and receiving operations are supported by thirty-four dock positions and two drive-in ramps, allowing simultaneous loading and unloading. Site improvements include twenty trailer parking spaces and 206 car parking spaces, supporting fleet operations and employee parking. Electrical infrastructure includes a 4,000-amp electrical service, sized for modern warehouse demands and future tenant improvements.

The roof assembly consists of a 60-mil mechanically attached single-ply TPO roof system with R-30 insulation, providing durability and thermal performance. Lighting is designed with LED high-bay fixtures delivering an average of 25 maintained foot-candles. The foundation system includes concrete spread and continuous footings with cast-in-place foundation walls up to 13.5 feet tall, coordinated with site grading and structural requirements. Fire protection is provided by an ESFR sprinkler system supported by a 2,000 GPM diesel fire pump and an approximately 130,000-gallon fire water storage tank. Exterior site work includes a modular block retaining wall to support grading and site circulation.
