Under construction for Berkeley, this project is an approximately 150,000-square-foot speculative distribution facility.

This project is currently under construction and consists of an approximately 150,000 SF speculative distribution facility designed for flexible tenant use and future expansion. The building is designed with a 28-foot clear height, 54-foot column spacing, and fifteen loading bays, providing an efficient layout for warehouse and distribution operations. The facility also includes provisions for a future 6,000 SF office mezzanine, with structural capacity incorporated into the initial construction.

Shipping and receiving operations will be supported by fifteen dock positions and two drive-in ramps, with knockouts incorporated for future additional dock positions. Three manual glass door entries provide access to future office areas, with additional storefront window knockouts incorporated into the building envelope to accommodate future tenant improvements. Site improvements include 247 car parking spaces, including eleven accessible spaces, along with a modular block retaining wall.

Electrical infrastructure includes two 4,000-amp switchgear services with 3,000 kVA of utility capacity provided through two 1,500 kVA transformers, providing substantial capacity for future tenant operations. Lighting includes high-bay fixtures with motion sensors, strip fixtures, minimum 5 foot-candle stumble lighting, exterior egress lighting, and wall packs. Fire protection is provided by an ESFR sprinkler system with a diesel fire pump.

The roof assembly consists of a 60-mil white TPO membrane with minimum R-30 rigid insulation over metal deck. The roof structure is engineered with future HVAC point loads for both office and warehouse areas and is designed to accommodate a future solar installation. Select foundations are also being upsized to support a future rooftop dunnage platform. The project is being engineered as a tenant-ready speculative facility with infrastructure and structural provisions incorporated for efficient future buildout.
