ARCO National Construction has completed two speculative warehouse developments in Massachusetts for Bluewater Property Group, delivering modern industrial facilities designed to support current and future tenant demand. The projects include a 205,577-square-foot distribution facility in Mendon and a 120,000-square-foot warehouse in Randolph.
Randolph Speculative Warehouse
The 120,000-square-foot Randolph warehouse includes 1,901 square feet of office space and features a 32-foot clear height, 22 dock positions, and two drive-in ramps. The facility includes a main entrance serving the office area, with the capability for a future multi-tenant entrance.
The building was designed with 54-foot column spacing and a 54-foot by 60-foot speed bay, along with 16 trailer parking spaces and 107 car parking spaces, including four EV charging spots. Additional features include LED high-bay lighting, a JM 60-mil TPO roof system installed with Rhinobond induction heat welding and R-30 insulation, and K17 sprinkler heads.
Mendon Speculative Warehouse
The 205,577-square-foot facility in Mendon was constructed using a steel frame structure with precast wall panels and includes approximately 2,500 square feet of future office space. The building features a 32-foot clear height, 34 dock positions, two drive-in ramps, and two entry features designed to accommodate flexible office configurations.
Additional features include 52-foot by 54-foot column spacing, 20 trailer parking spaces, 206 car parking spaces, and 4,000 amps of electrical service. The facility incorporates LED high-bay lighting, a 60-mil mechanically attached TPO roof system with R-30 insulation, and an ESFR sprinkler system supported by a 2,000 GPM diesel fire pump and an approximately 130,000-gallon fire tank.
