Designed and Built for Tradepoint Atlantic, this project is a 1,331,200 total square foot distribution facility tenant improvement completed for Amazon.

This 1,331,200 SF tenant improvement for Amazon was designed to optimize storage and operational efficiency. The facility features VNA (Very Narrow Aisle) racking with a semi-automated wire guidance forklift system, along with standard racking and bin shelving for versatile storage options. A 600,000 SF, two-story mezzanine was added, complete with a pick module to enhance order fulfillment processes.

The project includes structural upgrades to the roof, providing additional clear height for optimized storage capacity. A 32,000 SF office addition was constructed to support administrative functions. MEP (mechanical, electrical, and plumbing) and sprinkler systems were upgraded to meet the facility's increased demands.

Modifications were made to the 297,000 SF packing and dock apron area, improving efficiency for shipping and receiving. Additionally, selective demolition was carried out to accommodate the creation of extra dock positions, further enhancing the site's logistics capabilities. This project is built for Amazon's high-performance distribution needs, integrating advanced systems and design elements to support large-scale operations.

This project was built on Sparrows Point, the former site of the once largest iron producer in the world. ARCO's design-build project team worked hard to develop a deep understanding of how to prepare the land for industrial construction in the most efficient and cost-effective manner. The prime location provides Amazon the opportunity to capitalize on the unmatched combination of access to deep water berths, rail and highways.
