ARCO National Construction’s Cleveland division is proud to continue its partnership with Zippy Shell following the successful completion of a state-of-the-art, 100,000 SF distribution facility in Londonderry, New Hampshire. This milestone marks the second facility ARCO has delivered for Zippy Shell, with four additional projects currently under construction or in design across the United States.
Design-Build Expertise
Since the partnership began in 2021, ARCO has served as a trusted advisor to Zippy Shell. What initially began as a collaboration alongside a developer, quickly evolved when Zippy Shell recognized ARCO’s ability to deliver fully integrated, turnkey solutions. ARCO’s expertise in preconstruction planning, detailed budgeting, scheduling, and risk management during their first 10-month project built a strong foundation of trust and has been a defining factor in the partnership’s success.
Recently Completed
The recently completed Londonderry facility features a 1,500 SF office space, tilt-up concrete construction, 32-foot clear height, 60-by-60’ column spacing, energy-efficient LED lighting with motion sensors, and 2,000-amp electrical service.
Previously Completed
ARCO delivered their first facility for Zippy Shell two months ahead of schedule. Throughout construction, ARCO implemented several proactive solutions to finish the project early, including expediting earthwork and foundation preparations to begin precast panel erection ahead of schedule and working diligently to maintain the integrity of the building pad throughout winter. Additionally, ARCO began communication with utility companies in the project’s early stages and throughout construction to ensure there were no delays when getting power to the building.
Facility features include a 14,400 SF repair center, 32’ clear height, four dock positions, three drive-in ramps, and a 1,500 SF office.
Nearly 400,000 SF of Space Currently Underway
As Zippy Shell continues to expand its national footprint, ARCO remains a key partner in providing facilities tailored to their specific needs.
Four additional distribution facilities are currently in progress, including a 125,400 SF facility in Tampa, Florida, a 113,420 SF facility in Delray Beach, Florida, a 71,550 SF facility in San Jose, California, and a fourth facility in the design phase in Holbrook, New York.
