STAG Industrial

Designed and built for STAG Industrial, this project is a 320,000-total-square-foot distribution facility tenant improvement in Nashua, New Hampshire.

This project consists of an approximately 320,000 SF distribution facility renovation and expansion executed while the existing building remained fully operational throughout construction. The facility includes an approximately 310,000 SF warehouse with 24-foot and 32-foot clear heights, requiring careful coordination of phasing, safety, and logistics to maintain uninterrupted operations.

The scope included the addition of twenty new overhead doors with associated mechanical docks, dock seals, and dock pits, significantly increasing shipping and receiving capacity. Exterior improvements also included thirteen new trailer parking spaces and construction of approximately 20,000 SF of 9-inch-thick dock aprons to support increased truck traffic and loading operations.

Structural work included shoring and underpinning to allow for new foundations and structural steel installation, along with selective removal and reuse of existing interior and exterior metal panel siding to maintain building continuity and control costs. Mechanical upgrades included the addition of three new makeup air units and removal of existing rotational air units to improve ventilation performance.

Lighting improvements included relocation of existing LED high-bay fixtures, installation of new exterior wall packs, and new site light poles to enhance interior and exterior visibility. The project was engineered and executed to expand dock capacity, improve building systems, and modernize operations while maintaining continuous facility use.
