Designed and built for Scannell Properties, this project consists of two buildings, a distribution center and speculative warehouse, totaling 390,000 square feet in Rossford, Ohio.

This project consists of two industrial buildings totaling approximately 390,000 SF, designed to support distribution and speculative warehouse operations with consistent construction standards and infrastructure.

Building A is an approximately 180,000 SF distribution facility with an integrated 10,000 SF office. The building is constructed using tilt-up concrete panels with cast-in-place concrete foundations and is designed with a 28-foot clear height. Material handling is supported by two drive-in ramps. Electrical infrastructure includes a 3,000-amp electrical service, and fire protection is provided by an ESFR system. The roof assembly consists of a mechanically fastened TPO roof system. Site improvements include 164 car parking spaces and 58 trailer parking spaces to support distribution operations.

Building B is an approximately 210,000 SF speculative warehouse, also constructed with tilt-up concrete panels and cast-in-place concrete foundations. The building features a 32-foot clear height, supporting higher-density storage and flexible tenant configurations. The facility includes two drive-in ramps, a 3,000-amp electrical service, and an ESFR fire protection system. The roof assembly consists of a mechanically fastened TPO roof system, and the site provides 164 car parking spaces. Together, the two buildings deliver a coordinated industrial development focused on durability, operational efficiency, and tenant flexibility.
