BUILD-TO-SUIT DISTRIBUTION FACILITY IN BURGETTSTOWN, PA
Designed and built for Scannell Properties, this project is a 510,000-square-foot build-to-suit distribution facility completed for Shell Oil.
This project consists of an approximately 510,000 SF build-to-suit distribution facility designed to support high-volume logistics and regulated storage operations. The building includes a 5,000 SF office area and is configured to accommodate combustible liquid storage, requiring enhanced structural and life safety coordination. The facility is constructed using load-bearing precast concrete construction, providing durability, speed of erection, and long-term structural performance.
The warehouse is designed with a 32-foot clear height to support efficient racking and material handling. Floor construction consists of a 7-inch-thick reinforced concrete slab, engineered for heavy loading and specialized storage conditions. Electrical capacity is provided through a 3,000-amp electrical service, sized to support operational demands and future system expansion.
Shipping and receiving operations are supported by ninety dock positions, enabling high-throughput inbound and outbound logistics. Fire protection is provided by an ESFR fire protection system with a dedicated storage tank, designed to meet code requirements for high-piled and combustible liquid storage. The facility was engineered to deliver a durable, high-capacity distribution building with a focus on safety, efficiency, and long-term operational performance.
