OnTrac

Designed and built for Scannell Properties, this project is a 180,000-total-square-foot built -to-suit distribution facility completed for OnTrac.

This project consists of an approximately 180,000 SF build-to-suit distribution facility developed on a 33-acre site with extensive site and infrastructure work. The scope included approximately 250,000 cubic yards of mass grading and construction of an approximately 460,000 SF car parking area to support long-term operational demand. The building includes an integrated 10,000 SF office and is designed to support temperature-controlled distribution operations.

The facility is constructed using tilt-up concrete construction with a hybrid roof structure and a 45-mil TPO roof system with R-25 insulation. The warehouse is designed with a 32-foot clear height to support efficient racking and material handling. Shipping and receiving operations are supported by fifty-nine dock positions and five drive-in doors, allowing high-volume inbound and outbound logistics.

Fire protection is provided by an ESFR sprinkler system with a diesel fire pump. The building is designed as a 45°F temperature-controlled facility with two summer air changes per hour to support product stability and occupant comfort. Interior and exterior areas are illuminated with LED lighting, improving energy efficiency and visibility. The project was engineered to deliver a durable, high-capacity distribution facility with robust site infrastructure and long-term operational performance.
