Designed and built for Scannell Properties, this project is a 120,000-square-foot, build-to-suit hazardous storage facility completed for MilliporeSigma.

This project consists of an approximately 120,000 SF build-to-suit hazardous storage facility designed to support regulated material handling and temperature-controlled storage. The building includes six dedicated hazardous storage spaces with H2, H3, and H4 classifications, accommodating a range of controlled-use materials. Temperature-controlled environments include a 350°F to 460°F cooler and a -130°F to 140°F freezer, engineered to meet strict operational and safety requirements. An approximately 0 SF office area is integrated to support facility administration.

The structure is constructed using load-bearing tilt-up concrete construction and is designed with a 34-foot clear height to support storage and material handling systems. The floor system consists of a 7-inch reinforced concrete slab, engineered for heavy loads and hazardous-use conditions. Dock operations are supported by nine dock positions, allowing controlled and efficient shipping and receiving.

The roof assembly includes a 45-mil mechanically attached white TPO membrane, providing durability and weather resistance. Fire and life safety systems include an ESFR fire protection system combined with an AFFF suppression system, specifically designed for hazardous storage environments. The facility was engineered to meet stringent safety, performance, and regulatory requirements while maintaining operational efficiency.
