Designed and built for Scannell Properties, this project is a 250,000 SF distribution center in Bowling Green, Ohio.

This project consists of an approximately 250,000 SF distribution center designed for high-throughput logistics and material handling operations. The facility includes an integrated 10,000 SF office and is constructed using precast concrete panels with steel joist girders and metal deck, supported by moment frames with X-bracing to meet seismic stability requirements. The building is designed with a 32-foot clear height, allowing efficient racking and conveyor integration.

Shipping and receiving capacity includes fifty-seven truck dock positions, fifteen van dock positions, and ten drive-in ramps, supporting simultaneous high-volume operations. The facility incorporates a material handling conveyor system coordinated with building structure and floor elevations. Approximately 100,000 SF of sloped floor area is constructed to accommodate trench drains and process flow requirements.

The roof assembly consists of a 45-mil TPO roof system with R-25.2 rigid insulation, providing durability and thermal performance. Electrical infrastructure includes a 3,000-amp electrical service. Interior lighting is provided by LED fixtures with motion sensors to improve efficiency and visibility. Fire protection includes six wet sprinkler systems utilizing 8.0 K-factor upright sprinkler heads.

Site improvements include 438 car parking spaces, 190 trailer parking spaces, and dedicated van parking with 145 interior and 64 exterior spaces. The project was executed under an accelerated construction schedule, requiring tight coordination of structure, systems, and site logistics.
