Designed and built for Scannell Properties, this project is a 145,303-square-foot build-to-suit delivery station completed for Amazon.

This 145,303 SF build-to-suit delivery station is designed to meet high-volume distribution and last-mile logistics needs. The facility includes a 130,000 SF warehouse and a 10,000 SF office, all constructed with tilt-up concrete wall panels and a conventional steel frame. The building maintains a 32-foot clear height and includes 13 dock positions and 12 high-speed drive-in doors to support efficient inbound and outbound operations.

Core systems include a 2,000-amp electrical service and a 60-mil mechanically fastened TPO roof with R-20 insulation for dependable performance. Coordination and utilities are integrated throughout the structure to support the tenant’s material handling systems, along with rough-ins for future electrical vehicle charging at delivery van parking stalls. Approximately 45,000 SF of retaining walls support site grading requirements.

The project sits on a 46-acre site with roughly 20 acres of paved area sized for about 1,200 parking spaces, accommodating delivery vans, fleet operations, and employee traffic. Site layout and pavement design are configured for continuous vehicle circulation and high-density parking typical of delivery station operations.
