Designed and built for Scannell Properties, this project is a 280,000-total-square-foot cross-dock sortation center and distribution facility completed for Amazon.

This project consists of an approximately 280,000 SF cross-dock sortation center designed for high-volume parcel and distribution operations. The facility includes an approximately 260,000 SF warehouse and a 20,000 SF office, constructed using tilt-up concrete panels with cast-in-place pad and strip footings. The building is designed with a 36-foot clear height to support automated sortation systems and efficient material flow.

Shipping and receiving operations are supported by seventy-seven dock positions and two drive-in ramps, allowing simultaneous cross-dock loading and unloading. Electrical infrastructure includes three separate 3,000-amp electrical services to support sortation equipment and building systems. The facility also includes two electric vehicle charging stations, with infrastructure in place for eight additional stations to support future fleet electrification.

The roof assembly consists of a 60-mil mechanically attached TPO roof system with R-30 insulation, providing durability and thermal performance. Fire protection is provided by a K-22.4 ESFR sprinkler system with a diesel fire pump, designed to accommodate Class I–IV commodities and Group A cartoned unexpanded plastics. Site improvements include 438 car parking spaces and 290 trailer parking spaces, supporting employee and logistics needs.

Additional site structures include a primary guardhouse, secondary guardhouse, pump house, 300,000-gallon water storage tank, and a covered employee courtyard. The project was delivered as part of a 56-acre site development, which included sanitary sewer and water main extensions, road widening, and traffic signalization upgrades to support long-term operational capacity and traffic flow.
