DISTRIBUTION FACILITY IN FRANKLIN, MA
Designed and built for Marcus Partners, this project is a 150,000-square-foot distribution facility completed for UPS.
This 150,000 SF distribution facility is designed to support high-volume logistics with a clear and efficient structural layout. Concrete tilt-up panels, 36-foot clear height, and 50' x 50' column spacing provide the flexibility needed for large-scale material handling operations. The building was leased to UPS with tenant improvements delivered during speculative construction to maintain project speed and operational continuity.
The configuration includes thirty-three dock positions, two drive-in doors, and motion-sensor LED lighting to support efficient freight movement and energy-conscious operation. An ESFR sprinkler system is integrated throughout to satisfy modern fire protection requirements and maintain performance standards for distribution users.
Site features include 109 auto parking spaces and 20 trailer parking positions to accommodate daily workforce and fleet demands. The overall layout aligns with high-throughput distribution activity and supports long-term adaptability for tenant needs.
