NEW CONSTRUCTION OFFICE BUILD-OUT IN AUSTIN, TX
Designed and built for Lincoln Property Company, this project is an 6,000-square-foot new construction office build-out.
This project consists of an approximately 6,000 SF new construction office build-out completed for a commercial real estate owner and developer. The office was designed to support executive leadership, client meetings, and collaborative workspace functions within a high-end corporate environment.
The buildout includes executive offices, private offices, conference rooms, a breakroom, and a 16-person boardroom featuring floor-to-ceiling glazing, draperies, wood built-ins, and upholstered bench seating. Interior architectural elements include DIRTT demountable office fronts and openings, glass partitions, clerestory windows between private offices, custom wood-cased openings, and a custom reception ceiling integrated into the entry sequence.
Premium finishes were installed throughout the space, including custom wall coverings, stained hardwood trim, and floating solid-surface shelves with concealed supports. Flooring consists of inset carpet installed flush with adjacent polished concrete, requiring detailed coordination of floor elevations and transitions.
Mechanical systems include a VAV HVAC system with wireless Trane controls, providing flexible zoning and energy-efficient operation. Specialty appliances were integrated throughout the office, including panel-ready appliances, a nugget ice machine at the wet bar, and filtered drinking water systems. Additional hospitality features include a custom wet bar with solid-surface countertops, backsplash, and a panel-ready undercounter refrigerator. The project was engineered to deliver a high-finish office environment with integrated technology, premium materials, and flexible workspace functionality.
