Designed and built for Foxfield and Luzern Associates, this project is a 170,300-square-foot speculative distribution facility.
This 170,300 SF speculative distribution facility is designed for operational efficiency and long-term durability. The structure uses tilt-up concrete panels and provides a 32-foot clear height to support modern racking systems and high-turnover distribution needs. The building configuration includes 14 dock positions, two drive-in ramps, and 50' x 54' column spacing, allowing flexible equipment layout and streamlined freight movement.
Building systems include a 2,000-amp electrical service sized for industrial demand and a 60-mil TPO roof with R-30 insulation for reliable thermal performance. The facility is equipped with an ESFR fire protection system supported by a diesel pump and a 105,000-gallon water tank, ensuring compliance with distribution and warehouse requirements.
The site provides 126 car parking spaces, 166 future car parking spaces, and 13 trailer parking spaces to accommodate workforce and logistics demand. Additionally, 50% of the roof area is prepared for future solar panel installation to support renewable energy integration. All entrance locations feature a TerraNeo exterior finish system, offering a clean, durable façade suited to high-traffic industrial environments.
