Designed and built for Exeter, this project is a 460,000-total-square-foot warehouse tenant improvement completed for Accelerate360.

This project consists of an approximately 460,000 SF warehouse tenant improvement focused on large-scale automation, life-safety upgrades, and operational modernization within an existing high-bay facility. The scope includes construction of a 10,000 SF new two-story office and expansion of an existing office area to support administrative and operational functions. The warehouse maintains an existing 36-foot clear height, supporting automated storage and high-density material handling.

The project included installation of nine new overhead doors through 13.25-inch-thick insulated tilt-up panels, along with salvage and relocation of three existing dock pits to maintain dock efficiency. Fire protection upgrades included replacement of the existing fire pump with a 150 HP, 2,000 GPM fire pump and installation of an upgraded EAS-1 sprinkler system, coordinated with draft curtains and control systems to support automated storage conditions.

A key component of the project is integration of an automated storage and retrieval system (NEST by Attabotics), requiring extensive coordination of structure, power, controls, and fire protection. Electrical upgrades include an upgraded 4,000-amp main distribution panel with a manual transfer switch, along with full power and control systems for conveyors and material handling equipment. Warehouse lighting was upgraded to provide an average of 25 maintained foot-candles using LED high-bay fixtures.

Additional improvements include installation of a 500 HP baler/shredder system with an interior baghouse and CO₂ fire quench system, and construction of a redundantly powered IT/server room protected by an FM-200 suppression system. The tenant improvement was engineered to support high-throughput automated operations, enhanced fire and life safety, and long-term operational reliability within an existing warehouse shell.
