Designed and built for Scannell Properties, this project is a 464,000-total-square-foot automated warehouse facility completed for a confidential client.

This 464,000 SF automated distribution facility, developed for a confidential client, is strategically located in Reno, Nevada, and showcases a robust combination of high-efficiency design and advanced logistics capabilities.

The facility includes an 83,000 SF three-level pick module supported by a ceiling-suspended conveyor system, optimizing vertical space and streamlining order fulfillment operations. Engineered for high-density storage, the warehouse features a 140,000 SF super flat floor slab designed specifically to support very narrow aisle (VNA) racking systems.

Built using tilt-up concrete construction and conventional steel framing, the structure reaches a 36-foot clear height with 50’x52’ column spacing, allowing for flexible and efficient warehouse layout. The building is equipped with 23 dock positions featuring telescoping conveyors and three drive-in ramps to support seamless material handling and vehicle access.

Three engineered rock retaining walls integrate the site into its surrounding terrain, while the TPO roof system—insulated with R-30 rigid insulation and outfitted with 144 skylights—enhances thermal performance and natural daylighting. Dimmable high bay lighting with occupancy and photocell sensors further supports energy efficiency throughout the facility.

Conventional concrete spread footings and durable construction techniques enabled delivery of the project on an 8-month accelerated schedule, overcoming winter conditions to meet the client’s critical timeline. This facility stands as a high-performance distribution hub tailored for speed, precision, and scalability.
