Designed and built for CEVA, this project is an 700,000-total-square-foot build-to-suit office and industrial space renovation.

This project consists of an approximately 700,000 SF interior renovation of a previously constructed speculative facility into a built-to-suit office and industrial headquarters for an international freight and logistics company. The scope transformed a shell warehouse into a fully integrated distribution and administrative environment tailored to high-volume global operations.

The buildout includes an open warehouse layout along with a break room, open office areas, private offices, and conference rooms, coordinated to support both logistics and corporate functions within a single facility. Office areas incorporate glass sidelites and Herculite doors at conference rooms, improving visibility and natural light penetration. The warehouse maintains full clear height with exposed ceilings, preserving vertical capacity and industrial character.

Floor finishes include stained and polished concrete in warehouse and circulation areas and vinyl composition tile in designated office spaces. The roofing system consists of a thermoplastic polyolefin (TPO) membrane installed throughout to provide long-term durability. Mechanical upgrades include installation of new HVAC distribution systems and air handling units, integrated with the existing structure to support expanded occupancy.

Lighting systems were upgraded with LED fixtures and energy-efficient lighting and plumbing fixtures throughout the facility to reduce operational costs and improve performance. Preconstruction services included architectural and engineering coordination, permitting, full MEP design, and complete design-build delivery, ensuring alignment between industrial functionality and corporate office requirements.
