ARCO COMPLETES EMERGENCY RESPONSE PROJECT FOR AMAZON

Earlier this year, ARCO client Omega Industrial Realty, faced an emergency with their Amazon distribution facility in Cleveland. The 248,000 SF facility was struck by a tornado tearing a gash in the building roof and decking, rendering nearly 30% of the facility unstable and unusable.
Understanding the expertise required to address the issue, Omega Industrial Realty immediately engaged ARCO – the original constructor of the facility in 2016. Within three weeks of the incident, ARCO had taken control of the project and completed the repairs in mid-July, three weeks ahead of schedule.

“My company was recently faced with an emergency that required significant expertise and timeliness of execution. ARCO National Construction’s Kansas City office stepped in and met the challenge without delay and on very short notice.
Our Amazon facility in Cleveland, OH was struck by a tornado on the evening of April 15, 2018 tearing a gash in the building roof decking several feet wide by over 100’ long, rendering nearly 30% of the 248,000 SF building unstable and unusable. Amazon, with hundreds of facilities worldwide, had reportedly never encountered an even of this magnitude, and it was crucial to formulate an action plan to restore the facility as quickly as possible.
Understanding the immediate action needed from a qualified general contractor with significant knowledge of the project, we promptly engaged ARCO, who simultaneously contacted all original material vendors and subcontractors for an onsite meeting to evaluate the condition of the facility and to form an action plan. Within 10 days of the incident, this meeting occurred. Shortly thereafter, and due to ARCO’s industry leading position, they persuaded vendors to commence production of joists, girders, decking and other materials while mobilizing engineers, shoring contractors and other to the site, following Amazon’s strict protocols.
Within three weeks, ARCO’s superintendent moved from Kansas City to Cleveland and, along with the project manager, took control at all levels. While dismantling of the facility was occurring, new material was arriving onsite from vendors, allowing assembly to occur simultaneously with military-like precision. At the same time, job timing was anticipated to complete the week of August 3, though ARCO brought completion in early, obtaining a certificate of occupancy nearly three weeks ahead of schedule.
This project is a tribute to ARCO’s laser-like execution, with a clear understanding of tenant and owner needs throughout. What might have been a very tense project was handled in a very businesslike manner, such that, in our opinion, a new playbook was written for emergency response. Issues that could have generated problems between ownership, insurer and tenant were quickly alleviated in large part by ARCO’s professionals and their ongoing involvement and communication skills.
